Putting your home on the market is an exciting milestone—but what happens after the listing goes live?
For many sellers, the process can feel like a mystery. From the first showing to the closing table, there are several important steps along the way. Understanding what to expect can make the experience feel much less overwhelming.
Here’s a look at what typically happens after your home is listed for sale.
1. Your Home Goes Live
Once your listing is ready, your home is introduced to the market through professional photography, online listings, social media, digital advertising, and other marketing efforts.
The goal is simple: get your home in front of as many qualified buyers as possible.
Your listing information, photos, features, location, and pricing all work together to create that important first impression.
2. Buyers Schedule Showings
Once your home is active, buyers and their agents can begin scheduling private showings.
This is where preparation pays off. A clean, decluttered, well-maintained home can help buyers envision themselves living there.
Don’t be surprised if your agent recommends keeping the home show-ready during the listing period. Sometimes an interested buyer can come along with little notice!
3. You Receive an Offer
When a buyer decides your home is the right fit, they may submit an offer.
An offer isn’t always as simple as a purchase price. It can also include:
- Proposed closing date
- Financing or cash terms
- Inspection contingencies
- Appraisal contingencies
- Requests for seller-paid closing costs
- Personal property or other terms
Your real estate agent will help you understand the details and determine how the offer fits your goals.
4. Negotiations May Begin
Sometimes the first offer is exactly what the seller hoped for. Other times, there is some negotiating to do.
You may accept the offer, reject it, or make a counteroffer.
This is where having an experienced real estate professional in your corner can make a big difference. The goal isn’t necessarily to accept the highest number—it’s to find the offer and terms that make the most sense for your situation.
5. The Home Goes Under Contract
Once both sides agree to the terms and the necessary paperwork is signed, the property becomes under contract.
But that doesn’t mean the work is finished.
There are still several important milestones between contract and closing.
6. Inspections and Due Diligence
Depending on the terms of the contract, the buyer may have the opportunity to conduct inspections.
A home inspection can identify potential issues with the property’s structure, systems, or condition.
If concerns come up, the buyer and seller may negotiate repairs, credits, or other solutions.
Not every inspection results in a problem—and not every problem means the deal will fall apart. Your agent can help you navigate the process and understand your options.
7. The Appraisal
If the buyer is financing the purchase, the lender will typically order an appraisal to help determine the property’s market value.
The appraisal is an important part of the lending process because the lender wants to make sure the property supports the amount being financed.
If the appraisal comes in as expected, the transaction continues toward closing. If there is an appraisal issue, your agent can help you work through the available options.
8. The Buyer Works Toward Final Loan Approval
For financed purchases, the buyer’s lender continues working behind the scenes to finalize the mortgage.
This can include verifying income and assets, reviewing documentation, completing underwriting, and preparing the buyer for closing.
While this is happening, your agent and the other professionals involved are working to keep the transaction moving forward.
9. The Final Walk-Through
Before closing, the buyer will typically have a final opportunity to walk through the home.
The purpose is generally to make sure the property is in the expected condition and that any agreed-upon repairs have been completed.
It’s one of the final steps before everyone heads to the closing table.
10. Closing Day! 🎉
This is the moment everyone has been working toward.
At closing, the necessary documents are signed, funds are transferred, and ownership is officially transferred according to the terms of the transaction.
Once everything is complete, the home is officially SOLD! 🏡🔑
